Who we are
Snagwright Ltd, registered in England and Wales, of Bristol. For the purposes of the UK GDPR and the Data Protection Act 2018 we are the data controller for the personal data described below. Contact: [email protected].
What we collect
- Contact details — your name, email, phone number, when you enquire or instruct us.
- Property details — address, plot number, developer and site name, completion date.
- Inspection data — photographs, measurements and notes taken at the property, which form the report.
- Correspondence — including any exchange you forward to us about a disputed item.
Photographs are of the building fabric. Where a person or a vehicle registration appears incidentally in shot, we crop or blur it before the report is issued.
What we do not collect
- No analytics on this website — no Google Analytics, no tracker, no heatmap.
- No cookies set by us, so there is no consent banner.
- No card details. Fees are paid by bank transfer; we never see a card number.
Lawful basis
Enquiries and inspections are processed on the basis of performance of a contract (Art. 6(1)(b) UK GDPR), or steps taken at your request before entering one. Accounting records are kept under legal obligation (Art. 6(1)(c)). Retaining reports beyond that period rests on our legitimate interests in defending professional negligence claims (Art. 6(1)(f)).
Who we share it with
Nobody, by default. Specifically, we do not pass your details to developers, warranty providers, estate agents, conveyancers or contractors. If you want us to send the report directly to your developer or solicitor we will, but only on your instruction each time.
Our accountant sees invoicing records, and our professional indemnity insurer would see a file if a claim were made against us. Both are bound by their own confidentiality obligations.
Third parties serving this website
- Google Fonts — typefaces load from Google's servers, which receive your IP address and standard request headers.
- Pexels — photographs on this site are served from the Pexels CDN, which likewise sees your IP address.
- Our hosting provider — standard server logs, kept briefly for operations and abuse prevention, not analysed to profile visitors.
Some of these operate outside the UK, so that technical data may be processed abroad.
How long we keep it
Reports and inspection photographs are kept for fifteen years. That is deliberate and matches the limitation period for claims — if a defect we recorded becomes a dispute a decade later, the evidence still exists. Enquiries that do not become instructions are deleted after twelve months. Accounting records are kept for six years as required by HMRC.
Your rights
Under the UK GDPR you may request access to your personal data, rectification, erasure, restriction, portability, or object to processing. Email [email protected]; we respond within one month.
Erasure requests for a report within the fifteen-year retention period will normally be refused, because we need it to defend a potential claim — we will explain that in writing. You may complain to the Information Commissioner's Office (ICO) at any point.
Changes
If what we collect changes, the date at the top changes with it.
